The circus arrives to put on a show but even though there are plenty of people, no one will be going to a show. There is to be a land rush as the Pawnee Strip is being put up for free settlements: first come, first claim.

Corky finds two lost children and tries to help them find their folks. Their parents are grateful and offer Corky dinner. After listening to Luke Simmons and Ben Otis talk about farming, Corky suggests that some of the circus people join the land rush and stake out some farms for their retirement. Sounds good so they decide to try.

Harry Garth and his men are in the rush, but his men were out at night sabotaging the farmers' wagons. The rush begins and wagons start dropping out as the damage works. Joey and Corky stake out a good-sized farm as did Big Tim and Pete. But Luke Simmons and Ben Otis get cut out. The circus land is filed but now the land has to be cleared and a cabin erected or the land goes back to the government. Harry Garth stops by and offers to buy the land from the circus people. Most agree because they aren't farmers by vocation.

Corky goes to see what happened to the families he met. Garth offers them a chance to sharecrop for him at a 60/40 split. Before Big Tim sells the land, Corky has an idea. He wants to give his land to the farmers. Eventually all the circus people hand over their land to the real farmers rather than see Garth exploit the farmers.
